22 Step Process
EASY STEPS TO BEING AN OWNER BUILDER!
Building your own home can be made simple by following the Westkey process. Our quick reference guide tells you what needs to be done, but more importantly, in what order. At West Key, we’re here to help you all the way; however you’ll save time and effort by reading this guide and moving the job forward.
Whether you choose a West Key plan or custom design your home, it’s important to take into consideration the actual size and shape of your block and your budget. This will help you with earth works, engineering requirements and quote procurement.
2. Finance
When you’ve established your building requirements, you’ll need to ensure funding is in place. The Finance process for Kit, Modular or Transportable Homes generally differs to conventional brick homes. Should you require assistance to obtain finance, then we’re here to help.
3. Owner Builder Registration
It’s important you consider all the facts about owner building before you make a decision to do it yourself. To make it simple, ask yourself the following questions:
The only thing remaining will be submit proof of identification and to pay your fee of $126 to the Builders Registration Board. The Board will then issue you with a certificate and send a copy to the local government authority, who will then, subject to criteria, issue a building licence, which is the approval to commence work.
4. Shire Approvals
You’ll be required to submit your final plans to shire for approval. Once approved, you’ll receive a building permit. If changes are required to comply with shire regulations, then West Key can assist if need be.
5. Ordering your home
You are now ready to order your new home. A small deposit is made to enable us to fully draft, engineer and assess your home to ensure compliance with energy efficiency requirements. We will require geotechnical and a contour survey plan of your block. These plans are then ready for Shire Approval.
6. Training
At West Key, we’ll design a construction program and provide in-house training as an introduction to our product. You’ll also be issued with a step by step set of instruction plus a copy of our industry standard guidelines (refer nash.asn.au) for General installation. We’re also a phone call away at all times if assistance is required.
7. Site preparation jobs normally left to external contractors:
You’ll need to take into consideration such things like signage with your registration number, adequate on site storage, access for work vehicles and vegetation removal to name a few. The following jobs should be left to qualified professionals:
8. Stand-up walls
Your West Key home now starts to take shape. Simply follow the drawings and mark out your walls on your floor system. We’ve numbered each panel so you can put them together fast.
Your home has been designed using a pre-fabricated roofing system. It’s very important you follow the drawings and prescribed methods for erection using the correct numbers of fasteners & fittings.
10. Roof cladding
The Westkey team will coordinate and manage delivery, employing the best methods of dispatch, for timely delivery to meet set deadlines.
11. Eaves and Gables
Eaves and Gables differ based on designs and materials used such as Colourbond, Hardiplank cladding or Brick Veneer. As a result certain installation methods will be required dependent on selection.
12. Services Contractors
At this point you’ll call your plumber, electrician, TV and telecom pre-wire contractors to run pipe and cabling in your frames.
13. External Doors and Fittings
Specified doors, windows and fittings should now be installed including roller door reveals, sislation foil to exterior walls and gable ends.
14. External Cladding
All external work to be carried out including fixing of Hardiplank / weatherboard and ceiling sheets to veranda where required. Any brick work required to the structure should also be done at this point.
15. Internal Linings
Walls and ceilings need to be lined with Gyprock coverings including the setting of cornices and joints. At this point plumbers are also required to connect bath and shower trays.
16. Mouldings
Window and sliding door architraves, internal doors, skirtings, timber supports in cupboards and shelving is installed.
17. Kitchen and vanities
Cabinets are now installed in the building. This includes kitchens, sink tops, vanity units and laundry tubs.
18. Tiling
All tiles are now laid as required. This includes floor tiling, wall tiling and splashbacks.
19. Plumbing
Plumbing contractors are now required to complete plumbing and wastes. Contractors will also check roof flashing and complete drainage including septic tanks where required.
20. Painting
It’s now time to paint your home. Painting external and internal walls is one of the easiest jobs however getting the colours right can be challenge.
21. Electrical
Electrical subcontractors are called to complete electrical work such as switches, plugs, stove, range-hoods, hot water system and external lights.
22. Final Inspections
It’s now time to call the shire for your final inspection. You should also get onto those jobs that can linger on, such as landscaping, fencing, driveways, letterboxes etc.
